            • just hold, 50-100% return on this is inevitable as soon as we open up, and with all the vaccines its a nobrainer

              • Totally agree! I recently bought into MAC which is premium mall REIT in US. Very similar story as URW. Holding both long term

              • Tomas Tamasauskas  nice one you got there, whats was the 22 usd spike about btw?
                0
            • Get ready for big drop, because of: (1) France, UK and Benelux closed all shopping malls (2) Court ruling in NL gives tenants the right to have a minimal 50% discount on rent (3) Retailers/ anchor tenants are moving online (Douglas, H&M, Inditex etc..)
              6
              • Short-term volatility, stock is still poised to return to pre-covid levels with reopening economy in the medium-term (hopefully summer). Management is legit now. Holding and waiting for another squeeze this time above 100$

              • strange, then how is 90% pre-let possible 2 months before opening of the MALL OF THE NETHERLANDS? https://www.mallofthenetherlands.com/westfield-mall-of-the-netherlands-is-proud-to-announce-the-signing-of-20-new-retailers-including-global-brand-nike-resulting-in-the-development-now-being-90-pre-let/

                • I like the stocck, I went in 42 in August, then 37 second tranche and then 31 third. I sold 61 3 weeks ago. since than flat.i want to get back in but i don t like the current level of index highs (especially US), the stock story is good, short sellers leaving, but markets too overbought on to too optimistic scnearios. thus i wait for market correction. long and mid term i am bullish, but short term CAVEAT for reasons stated before. Any Opinons ?

                  • My 2 cents: Regardless of market state, all stocks that go up that much that quick, need to rest for a while. The fact that the stock is not pulling back is indicative of investor confidence for the moment. I would not be very inclined to jump back in if I have no clue about the next catalyst that will pull the stock higher. Keeping the malls in the US is good but also means that the fate of the stock is tied to retail's return to normality. Or maybe management strikes another deal for a possible sale of underperforming assets

                  • Mark Silva back it up man, tell us more about him. What did he do
                    0
                  • he sold 1.2m of shares prior to appointment. not a great signal to the market and he is from the legacy team that signed off on the westfield acquisition. it's good the capital raise got cancelled but not sure his appointment was reassuring to the market. the stock has been battered since, when SPG in the US is higher than June peak (urw equivalent would have been 75e)

                • Why still going up with the surging Covid-numbers and lock downs? Should be bad for business, right?
                  3
                  • David Endrych Personally not convinced about vaccine story. I believe in vaccine, but will take months and months and months before businesses are back
                    2
                  • Steffen vdmTrue, but that's already priced in. If no vaccine yet, this would make things take even take longer.
