Flood and speculation is the reason it’s up. These prices are not real. They are sucker prices. Lumber has gone from the mid threes to 1700 to 450’s to now over 900. So what is the price? It will end up in the mid to high 500’s. There is no lasting reason for 1700 or 900.

Flood is British Columbia was really awful. Rail, roads, bridges washed out. They supply 13% of our lumber but much of this runup is speculation.

Seems to me that lumber sales picked up at 450-470 so the market tested going higher to the 600’s and it slowed so we see a downward trend back to the 500’s. I think the market has found it’s price in the 500 range. Higher than the former mid 300’s but way lower than the crazy 1700’s.

I'm a spec builder. None of it is a headache. Well...maybe it was a little at 1730 few months ago. But higher home prices more than justify the higher cost of materials. I've seen several RE bubbles. This one will run for a while longer. Reason being that forces at play this time are different. We have real need and robust demand for housing combined with interest rates mired low and stuck there. I know they're going to raise a bit next year. Still, the ultra low supply of new and existing homes coupled with a rush to buy for fear of even higher prices will keep things going just as they are a bit longer and home prices will go a bit higher too. If you're desperately waiting for the housing bubble to burst maybe find another hobby more productive.
