The imbalance between supply and demand leads to a surge in rental rates (average of $12.84 per square foot). "It's most likely going to increase even more, potentially reaching $13-14 per square foot," Bixby remarks. In addition, vacancy rates in the office sector have also dropped precipitously in recent years, in contrast with primary real estate markets where vacancy rates have seen sharp increases.

The industry expert believes that the increasing rental rates are driving interest in speculative development, with new projects emerging after two decades without progress. Such projects include the PODS' construction of a 40,000-square-foot facility at 4800 and 4900 Hart Road, set to be completed in the second quarter of 2025. There's also a plan for a 60,000-square-foot high-bay warehouse in Hart Business Park, which is scheduled for the third quarter. With these developments, it's apparent that Santa Fe's industrial real estate market offers opportunities for growth and innovation in the coming years.
