Buy the dips when you can. Not sure about $35 but its not impossible. Once the dividend is reinstated, its not going to see $35 again.

How much will the dividend be after covid? My guess is 95% of previous dividend since many of the renters renegotiated their contracts.

in my opinion, yes. they have plenty of cash to weather the storm. tenants will begin paying rent soon. it will be rough, but if you plan to hold for a few years, you'll see a nice return.
